ᐅ Looking for a floor plan of a semi-detached house on a sloped site with a basement.

Hello, does anyone perhaps have some floor plans or can recommend a provider?

This is currently about a colleague of mine; he and his sister have bought a sloped plot.

In 1-2 years, they want to build two semi-detached houses of about 120-130m2 (1290-1400 sq ft) each, including a basement.

The plot is about 880m2 (0.22 acres).

Unfortunately, prices per unit are now well above 350,000 euros, so they are looking for alternatives.

The first plan is only from a prefab house company, with a basement and balconies on the ground floor facing the garden, which doesn’t make the project any cheaper.

The idea now is to use the basement as living space—for the living room, kitchen, and technical room—and build only one floor above it.

The entrance should be from the upper level.

To make this idea more appealing to him, I looked for examples but mostly found detached houses or split-level homes.

Does anyone have an idea or know a provider who has example layouts of this kind?

We are currently building a semi-detached house on a hillside with a developer. Feel free to contact me if you’re interested (I can’t/may not respond with fewer than 100 posts... strange rule). I have some visualizations and images of the model as well as floor plans. It may not exactly match what you’re looking for, but maybe it can be helpful in some way.

This is a very individual issue. The Baumeister-Haus floor plans "Haus Breitenbach" and "Haus Glasmacher" would each need to be modified regarding the level of the living room. However, at least they show how to live on a basement plus ground floor (UG+EG) on a sloped site and how to create practical living spaces even in the basement.

Visually, however, neither house is something that would easily convince anyone, and neither is a bargain in terms of price.

But I don’t know anything else; better to have a less helpful option than none at all... and the Baumeister-Haus catalog is still lying around here for obvious reasons...^^ soon it will finally start....^^

Okay, maybe ours didn’t. Nevertheless, he presented a very good floor plan that matched our wishes and could actually have been implemented.

And this is exactly why, even if you are only looking for someone else, a site plan or similar with elevation points and orientation is a minimum requirement.
