Hello, does anyone perhaps have some floor plans or can recommend a provider?
This is currently about a colleague of mine; he and his sister have bought a sloped plot.
In 1-2 years, they want to build two semi-detached houses of about 120-130m2 (1290-1400 sq ft) each, including a basement.
The plot is about 880m2 (0.22 acres).
Unfortunately, prices per unit are now well above 350,000 euros, so they are looking for alternatives.
The first plan is only from a prefab house company, with a basement and balconies on the ground floor facing the garden, which doesn’t make the project any cheaper.
The idea now is to use the basement as living space—for the living room, kitchen, and technical room—and build only one floor above it.
The entrance should be from the upper level.
To make this idea more appealing to him, I looked for examples but mostly found detached houses or split-level homes.
Does anyone have an idea or know a provider who has example layouts of this kind?

I understand that an individual design adapted to the topography and location is important.
An architect working for Schwörerhaus, as mentioned, created the initial draft, but it was designed over three floors.
That was already three months ago, and the last contact was only about the current price increase of 3%.

Did Schwörerhaus provide an architect, or just a sales consultant?
We were with Schwörerhaus back then, also with a sloped site. At that time, they used a model house and took a hypothetical slope into account (windows removed, no door there). For more precise planning, we need to hire an architect. They can recommend one to us.
However, the sales consultant came up with a great floor plan and managed to fit our room requirements into 160 m² (1,722 sq ft).

Otherwise, you need to adjust your house requirements with the architect because otherwise it will not fit the budget. This is a completely normal procedure.
By the way, this can become very stressful for both sides if you only ask your colleague in the forum questions over a long period and do not know his answers.

Why for him? I want to show him something and give him a little push in a certain direction. What he then makes of it and with whom he develops his plans is his problem.

And honestly: if he has that much interest, he’ll take care of finding examples himself or go to an architect.
I’m referring to #5... You really want to sell your friend on the taste of fish, expecting a tasty ready meal with caviar in the supermarket 😉
That might be nice of you, but if I were you, I’d send your friend to a fish restaurant—could be a North Sea restaurant or a fish stand—so he can really catch the fire of the taste 😉
