ᐅ Is a turnkey construction project with a budget of 230,000 USD realistic in the Saarland region?

Hello everyone,

We finally want to have our own home. The plan is, or what should be included:
- 2 full floors with about 140 - 145sqm (1507 - 1561 sq ft)
- Turnkey delivery excluding floor coverings and painting of walls
- Air source heat pump including underfloor heating
- Foundation slab
- Solid or prefabricated house doesn’t matter
- KfW 55 standard
- No garden, garage, or exterior landscaping

Our budget is 230,000 Euros just for the house. Land and additional construction costs will be separate.

We have an offer from Massa Haus that fits this range, but I’m not completely confident about it.

Is our building project even feasible?

And what about the outdoor landscaping?
The money you can't borrow now, you will never have later.

The exterior landscaping should be done after 1 to 2 years (for tax returns, for example) 🙂

That doesn’t work. Those funds are reserves meant for other purposes.
The patio needs to be properly done, and there is also the splash protection around the house. That also has to be done properly.

What isn’t done now will cost you a lot every year. You won’t even see how quickly additional expenses add up.
This is what is called “biting off more than you can chew.”

Hmm, why would someone plan like that...
They take everything needed all at once – we had separate contracts, and I collected quotes for all trades including the patio roof and all outdoor landscaping including perennial beds. Some might find that excessive, but we wanted to see what the desired features would cost and whether we could afford it.
I will personally handle outdoor work like planting perennials and more, but that also costs money...
So far, we've mostly stayed within budget, and no unexpected expenses have come up.

If I had realized earlier that the total would be too high, we would have built smaller rather than delaying paving and greenery for years later.

But everyone has to decide that for themselves.
However, I also find 230,000 (currency) rather tight for two full floors. What kind of roof are you planning?

Okay, maybe I am underestimating it. But what kind of costs should be expected in the first few years?
