I’m reviving this thread again.

I’m new to the forum and expect to receive my quote from Kern-Haus tomorrow. So far, the impression of their houses has been very positive. We were able to visit a house in the shell stage and another nearly completed one.

Can anyone share real-life experiences? How is living in these houses, and how did the construction process go?

It doesn’t seem like the Kern house is getting much positive feedback. That’s a pity, as it was also on my list. Would Weberhaus be a better choice?

We only wanted to request a quote from Kern-Haus. Unfortunately, it felt like running a marathon.

Four very long conversations with a saleswoman who had little knowledge about construction.

Our floor plan was already finalized; we only wanted a total price for the build.

First, we had a kind of initial interview where everything was carefully recorded in a booklet. Then there was a meeting with a financial advisor to determine whether we could even afford it (and whether it was worth Kern-Haus investing more time and money in us).

We NEVER received any plans to take home for review to check if everything was correct. And the final price was just an estimate.

Of course, we HAD to visit a finished house before continuing with the discussions. There was no way around it.

The homeowners were apparently satisfied with everything (just recently moved in). The check for the viewing was signed right in front of us. This could be handled differently.

My recommendation: choose a local general contractor before going to large home-building companies.

Construction method: Duotherm (expanded polystyrene block system with a concrete core) by and with Kern-Haus

Moisture inside the house and strong sound transmission – a construction issue with Duotherm!

Unfortunately, we regularly experience moisture inside the house.
Specifically, moisture appears at a window element next to the front door and flows in a thin stream along the inside of the window. This inevitably leads to damage such as wallpaper deterioration and possibly floor damage.
Unfortunately, this seems to be a construction problem with the Duotherm system.
Our site manager says: “Well, the water flows through the tubes that connect the Duotherm blocks. It enters somewhere and comes out somewhere else.”
As a result, Kern-Haus has not yet been able to resolve this issue.

Furthermore, the construction method is unusually prone to sound transmission. Presumably, the interior plaster is more strongly excited by structure-borne sound due to the polystyrene base, which causes sound to be transmitted across multiple rooms. In our case, this even occurs across one floor and from one end of the house to the other.

Based on our current experience, I can unfortunately only advise against this construction method!

Please also add when you wrote what and what responses you have received so far. This way, someone else can better understand the builder’s behavior. It might be that you only sent the email 24 hours ago and still haven’t received a reply.
