ᐅ Architect or design-build contractor?

Hello,

here is the current situation:
We have an architect who only provides design phases 1-4 for a fixed price. Since building with a general contractor seems somewhat inflexible and cost-inefficient for me, especially regarding self-performed work, I am leaning towards hiring an architect who would then handle design phases 5-9.

However, I have heard several times that architects are not very keen on this because they basically have to build someone else’s design rather than their own planning.

What are your thoughts on this? Has anyone had experience with this?

Why don't you do the LPH5-9 phases with the architect who is designing the house?

Because they generally don’t do that; they only handle phases 1 to 4 there. Now don’t ask me why.

Because the trouble comes later if you plan nonsense in those phases ;-)
Drawing plans is nice, and your shoes stay clean, but on the construction site it’s a different story...

That confirms my opinion of your architect (see your floor plan thread) as more of an "artist."

I don’t believe that. The house is too simple for that.
The architect is not independent either but employed by the father’s company, which in turn receives planning contracts from house suppliers.

That’s probably why only work phases 1-4 (LPH 1-4). They also get a correspondingly large number of orders per year.
