ᐅ Plots of Land in Cologne Only Available Through Developers?

Hello everyone,

I’ll admit right away that I am a beginner when it comes to housebuilding. My partner and I want to move to the lovely Köln-Dellbrück area. At first, we looked at houses for sale and thought: with those prices, why not build our own?

I have noticed two things:
1. It seems that the city of Cologne no longer sells plots of land to private buyers, but in the future will only work with investors/developers. (Currently, no plots are being offered; the city’s final decision will be made by the end of the year.)
2. As a result, building a house with an architect is practically impossible—you are bound to a developer?!

Could you please share your opinions on this? Am I completely wrong in my conclusion?

Have you seen this? It’s been on offer for months like stale beer. But the seller doesn’t respond to Immoscout or direct emails....

Real estate agents probably receive hundreds of inquiries; I’m not sure they look at them all. I remember how many emails I got when searching for a new tenant for an apartment in Ehrenfeld—more than 300. What stuck with me during my land search: When four plots in Cologne-Weiß were for sale, and I requested the exposé the same morning the listing appeared on Immoscout, all four were already sold before I received the exposé. When I asked the agent, she told me that people had arranged viewings that same day and even signed preliminary contracts right there on-site (with prices over 700 EUR per square meter (over 65 USD per square foot)).
CONCLUSION: If you’re genuinely interested in a listing, Google the seller and call them or visit in person. The usual email approach can take too long......

If I could get a plot of land for 700 euros or slightly more, I would definitely buy it immediately in Weiß, as long as there are no major location disadvantages.

This dates back to earlier times. When I moved to K 16 years ago, that was the reputation, similar to Hahnwald—separated and well-guarded.
But there are also some nice areas. If you come from the city center along Rheinuferstrasse heading out of town (or towards us) and turn right one street before the beltway, you’ll find some really beautiful old villas there. Still, I agree with you—everything beyond the beltway isn’t really attractive.

It depends: there are large developer projects… dozens of standard houses. And there are developers who also market smaller building plots. We bought from a developer but planned almost individually; he just owned the land.

I believe this is how things work in Roggendorf-Thenhoven. There is a company called Paeschke that sells individual plots, and on the other hand, they have also built standard semi-detached houses there.

They still have one plot on offer for months. There must be a major catch somewhere if no one wants it. But the location isn’t very appealing anyway.
