ᐅ Plots of Land in Cologne Only Available Through Developers?

Hello everyone,

I’ll admit right away that I am a beginner when it comes to housebuilding. My partner and I want to move to the lovely Köln-Dellbrück area. At first, we looked at houses for sale and thought: with those prices, why not build our own?

I have noticed two things:
1. It seems that the city of Cologne no longer sells plots of land to private buyers, but in the future will only work with investors/developers. (Currently, no plots are being offered; the city’s final decision will be made by the end of the year.)
2. As a result, building a house with an architect is practically impossible—you are bound to a developer?!

Could you please share your opinions on this? Am I completely wrong in my conclusion?

I have never understood what is so attractive about Rodenkirchen ... or also Meerbusch-Büderich ...

Oh, Rodenkirchen has its own charm...
Close to the Rhine River, tram access to the city center, and there is a small local town center as well.

The same basically applies to Büderich, but there you also get low-flying aircraft for free.

I don’t understand why someone would pay so much specifically there. I would much rather choose Weiden & Lövenich with better conditions. In my view, the absolute best locations are either Müngersdorf or Lindenthal-Deckstein – but those are only realistic in another life.

Meerbusch-Büderich is, apart from the aircraft noise—which is a deal-breaker—a pretty good option in my opinion. From there, you can reach Düsseldorf city center faster than from many Düsseldorf districts.

Regarding what was said about Zündorf – not a top location, but at this point you really have to ask where you can still build at all. We’ve already budgeted in the lower seven-figure range, but even with that it’s tight in the better areas if you don’t want to pay €1.5 million or more.

No idea. Buying a developer’s house is definitely not an option. And a teardown house that costs 30-40% more than the land value won’t work either. If compromises have to be made, it should be about location rather than the property itself. But what I saw on Google Street View of the Zündorf plot is actually borderline – at least at that price.

I’ve been thinking hard for two days (and having sleepless nights) about taking the risk with the land designated for future development in Rondorf. The location would be perfect. The only issue is uncertainty about when building can start, since a bypass road still needs to be completed first. But since Cologne is under immense pressure to create new building land, I’m quite confident that it will happen within 2-5 years. That’s my assessment based on local politics.

In my non-expert opinion, 2 to 5 years for a new bypass road seems very short, or were you only referring to the initial approval decision?

I was thinking about the possibility to start building after that...

But it remains a sensitive issue, of course. Possibly, though, it’s the only chance to ever build on your own.

A topic that fits us like a glove.
We searched intensively for more than a year for the possibility of purchasing an existing property or a plot of land in or around Cologne. So far, we have been renting in Braunsfeld – which is a very good area – but in the long run, the exorbitant rental costs simply don’t make financial sense. Owning a house in the prime neighborhoods of Braunsfeld, Lindenthal, Junkersdorf, or Müngersdorf is, as mentioned above, completely out of reach financially.
We also tried looking further outside the city, for example in Pulheim (Planetenviertel). That was obviously quite naive, considering how far down the waiting list we were there...
In addition, we were ready to buy existing properties in the outer western part of Cologne at clearly overpriced costs (including twice in Königsdorf), but both attempts failed for different reasons. It just wasn’t meant to be...
Now, we are switching to the other side of the Rhine and moving to Leverkusen. Without going through a developer, it didn’t work out there either, but in our opinion, the value is still better than the previous offers in Cologne. The infrastructure just has to be right – and for us, it is, thanks to the direct train connection to my workplace in Cologne, or to my wife’s workplace in Leverkusen.

However, the fact that it is apparently almost impossible for a private individual (not a multimillionaire) to obtain an affordable building plot in Cologne anymore is truly a sad development.
