I’ll admit right away that I am a beginner when it comes to housebuilding. My partner and I want to move to the lovely Köln-Dellbrück area. At first, we looked at houses for sale and thought: with those prices, why not build our own?
I have noticed two things:
1. It seems that the city of Cologne no longer sells plots of land to private buyers, but in the future will only work with investors/developers. (Currently, no plots are being offered; the city’s final decision will be made by the end of the year.)
2. As a result, building a house with an architect is practically impossible—you are bound to a developer?!
Could you please share your opinions on this? Am I completely wrong in my conclusion?

Take a look at the Kölnische Rundschau and Kölner Stadtanzeiger for information on the Rondorf new development area. Apparently, progress is being made, and the first groundbreaking for the new residential area Rondorf-Northwest is expected in 2019. It would likely be completed five years later.
And for us interested homebuilders, this is noteworthy:
It is reported that the entire project will likely be developed under a "cooperative land development model." This means the investor buys the plots and later sells them to private developers. That sounds promising. A private developer isn’t just someone who buys standard homes from another builder. It is supposed to be the same project developer as in Widdersdorf-South, where many architect-designed houses were bought directly by homeowners. You have to have courage, even though it will be a long wait before building can start (actually quite late, being almost 40 years old if it starts in 2019... but what else can you do...).
