ᐅ Construction of a Solid Block House

Hello everyone,

I have the idea to build a solid block single-family house. I am really just starting with the ideas and planning. It should be about 8 x 10 meters (26 x 33 feet) in size, with a ground floor and one upper floor. A small terrace will also be added. The roof will be a pitched roof. A garage is not needed.
The building plot is available. Currently, there is a 75-year-old wooden house with a solid basement on the site, which must be demolished first.

Now, a very basic first question: What rough cost range should I expect for this project? Is there a general figure one can assume?

You can't really generalize about that. For our timber frame house, 172 sqm (1850 sq ft), two full stories, gable roof, insulated attic, garage, no basement, and excluding the land, we have already reached €380,000. A traditional masonry house would probably be cheaper, while a log cabin would be more expensive.

Isn't there a standard value per cubic meter that can be used?

It is not true that a solid wood house is necessarily more expensive. I prefer not to share the price for our log house here publicly, but I can say that we have a supplier in the higher price range, about the same living space, and with a lot of self-work we are well below 380,000 € (approximately).

There is no single figure – if you decide on a Canadian log house, it will be many times more expensive than if you hire a carpenter from the next town.

By the way, I don’t know where you read that; €280.00 per cubic meter is a joke... whether for solid construction, timber frame, or definitely for full log walls.
