We are about to buy a house from a developer. The house is very expensive and costs 730,000 euros without any customizations. It has just over 200 square meters (2,150 square feet) of living space and is a KfW 70 house. For underfloor heating throughout the entire house as a customization, the developer charges 12,000 euros. That seems very, very expensive, doesn’t it? I suspect they want to make a good profit since nowadays almost everyone installs underfloor heating. What are your thoughts on this?

You don’t need to justify yourself here.
You were given an additional price for the underfloor heating.
It seems high. Yes. That’s true. And you have the “?” in your eyes. Understandable.
Considering the price of the house—your house is definitely not an entry-level budget home—that’s still acceptable. As I said, even for my small place, which would probably be a model show home with plenty of space on the ground floor compared to your house, they wanted 8,000 more for it.
Now just ask your general contractor for the reasons behind the extra cost and have them break it down for you. Maybe it’s possible to save something, as someone here mentioned, there are regulations for 30 per unit or 300. With 10 units, that would already be 2,700. They should be able to answer your questions—you will do the differential diagnosis yourself in the end.
If you don’t have an aversion to underfloor heating (like me), then install it in your large and certainly impressive house. It definitely adds value because most people ask about such features.

My building expert was also able to tell me where additional costs were being “earned.”
While this doesn’t really help with underfloor heating, it is useful for the outdoor landscaping work.

We will definitely arrange for professional construction supervision due to our lack of experience. Our "representative" house is a standard model. It is very expensive, so we have many doubts as well. Only here near Frankfurt is it difficult to find something similar at a lower price. We still have two weeks to make our decision.
