We are about to buy a house from a developer. The house is very expensive and costs 730,000 euros without any customizations. It has just over 200 square meters (2,150 square feet) of living space and is a KfW 70 house. For underfloor heating throughout the entire house as a customization, the developer charges 12,000 euros. That seems very, very expensive, doesn’t it? I suspect they want to make a good profit since nowadays almost everyone installs underfloor heating. What are your thoughts on this?

We have been looking for a house here for 6 years. This is the first property that truly fits our needs. We already commute quite a distance to work and, due to on-call duties, we have to adhere to certain time constraints.
The basement will be finished with concealed plumbing, but that is already a separate item in the scope of work. It will not be built any higher. The roof is not a gable roof but a sloped one—sorry, is that called a shed roof? There is an air-source heat pump included, as well as a solar system for hot water preparation.

You won’t be able to do much more than try to take action here. At the end of the day, you still have to ask yourself whether you are willing to pay the 7xx,000 euros for the house or not.
For us, the whole underfloor heating setup (for not fewer square meters) came to the 12k you mentioned, without a burner. I also find that a bit expensive – but apparently it’s common with general contractors and main contractors (--> this won’t help you, but it will probably just make you less inclined to pay the 12k).

Not necessarily. Often, more insulation is installed with underfloor heating, and the screed is usually thicker because you need about 50 mm (2 inches) coverage over the pipes. That adds up to a few more euros.
However, 12,000 € is probably quite expensive. It also depends on the components used. There are room thermostats costing €25, but you can also spend €300 each.
