We are about to buy a house from a developer. The house is very expensive and costs 730,000 euros without any customizations. It has just over 200 square meters (2,150 square feet) of living space and is a KfW 70 house. For underfloor heating throughout the entire house as a customization, the developer charges 12,000 euros. That seems very, very expensive, doesn’t it? I suspect they want to make a good profit since nowadays almost everyone installs underfloor heating. What are your thoughts on this?

Hi, sorry, but 730,000 euros for 200 m² (2,150 sq ft) without any special requests? Either you have a very different definition of special requests, or the price includes the 1,000 m² (10,760 sq ft) plot in a prime location.
12,000 euros for 200 m² (2,150 sq ft) of underfloor heating is completely unreasonable. Typical justified surcharges usually range between 5 and 30 euros per m² (0.50 to 2.80 per sq ft). But what good is that information if your developer insists on it? If it’s a general contractor, you might be able to exclude the heating trade completely and subcontract it yourself, but that can also be tricky.

Thank goodness, I know how to handle my tool kit and pay up; doctors have to make a living too.

Add in supply temperature, a type of architecture that deviates from the usual standard, and voilà: the price makes sense.
What exactly does “for the whole house” mean? Basement? Split-level or other nice-to-have features? How is the 730,000 euros composed? Only when prices can be related to the architecture and fittings is a reasonable answer (not always) possible.

the house is actually nothing special architecturally. It has a basement, three floors, and a 500 m² (5400 ft²) plot. It is delivered as a “turnkey” project. Additional custom requests include finishing the bathroom in the attic, adding a few extra walls, changes to the hardwood flooring, and modifications to the bathroom. Everything else is included, except for the underfloor heating, which is also planned for the basement. We know it is really expensive, but similar prices are charged everywhere around the Frankfurt area. We are also struggling with this, especially since the financing is keeping us awake at night.

Otherwise, the general contractor assumes that if you’re paying 730k, the additional 12k won’t be a problem.
