ᐅ Which type of construction suits us best?

Hello dear forum,

We have been struggling for a long time with the question of which type of construction is most suitable for our building project. Maybe the experts and homeowners here have some good advice for us. Please note in advance: only verifiable facts for discussion, no old sayings, thank you!

Now to our planned project:
- Energy-efficient house with photovoltaic system including buffer storage
- All electrical work and interior finishing to be done by ourselves (except plumbing)
- Basement to be avoided (rocky soil, cost savings)
- Heating system: air source heat pump with water storage tank
- Living space of 140-180 square meters (1500-1937 square feet) single-family home
- Snow load zone 2
- Modern architectural style, open layout with large window fronts
- Budget approximately 300,000-400,000 Euros

Is brick construction still worthwhile for a modern house, or is it better to save time and a lot of money by planning a prefab house?

We have not decided on a construction method yet and still have 2 years until the start of building.
We are still planning to outsource only the shell construction and plumbing. The rest will be done entirely by ourselves.
The goal is not to build the house quickly, but efficiently.
The energy standard aimed for is 40 plus.

Then most large timber frame companies are excluded. Many do not offer shell homes. Actually, I can only think of one, and we are not impressed by their houses.

You need a company that specializes in KfW 40 passive houses.

Yes, basically only one prefabricated house company could guarantee us the possibility of expansion, and as you already said, haydee, it probably won’t fit into our budget.

I can recommend Wir Leben Haus. We built with them. A little further away, someone built with the company as well, doing a lot of the work themselves. They were very satisfied. Whether they always do that, I don’t know.

Visit the local carpentry and construction companies. Ask your plumber for advice.

The one I know would be better described as cheap; you would get seasick on the stairs, and if a child jumps upstairs, the dishes rattle downstairs.
