ᐅ Which smart home system is best for retrofitting?

I want to upgrade my home with a smart home system.
Which smart home system would be best suited for this?

The following points should be covered:
- If possible, everything should be controllable via one app
- It should be possible to create rules
- All solutions should allow either replacing or continuing to use the existing switches (surface-mounted or flush-mounted)
- Everything should also be manually operable without a phone and without internet

- Control electric roller shutters: for example, I want to set the shutters to close automatically at sunset (so the time adjusts automatically each day).
We have a sliding door that lifts and slides. If it is open or ajar but not fully closed, the shutters at the door should not close and lock me out 🙂

- Control underfloor heating: all rooms have underfloor heating with individual thermostats. I want to set the temperature once, for example living room 21°C (70°F) and bedroom 18°C (64°F), and the system should then regulate everything else to maintain the temperature.

Later, I want to add the following:

Light switches: I want to control all light switches via the app (on/off), but they should also remain manually operable.

Window sensors: to check if any window is still open or to notify me if it is raining and a window is open.

I will also install a Hörmann sectional garage door later, which I would like to integrate (but it wouldn’t be a big issue if it needs to run separately).

I don’t have any knowledge about electrical work myself.

However, I know someone who is experienced and can set it up for me.

We are buying a newly built semi-detached house from the developer.

I don’t think the developer will be able to offer us a smart home solution (discussions with the electrician are still to come) or that the price would be reasonable.

What preparations would an electrician need to make for these smart home wishes? Could you possibly estimate what the costs might be?

Express your wishes as early as possible. Once the contract is signed, you’re basically at the electrician’s mercy, which can range from “can’t be done anymore” to “it costs $5,000–10,000.”

You could try to insist that all devices/switches or push-buttons are wired with 5-core cables centrally routed to the distribution panel. Also known as a “star wiring” system.

Otherwise, make sure to install deep flush-mounted boxes.

So the situation isn’t as bad as it seemed. You gave me the impression that everything was already finished.

For now, let the general contractor’s electrician offer what he can do and what he is familiar with. Maybe there will be something useful among it.

And believe me, designing a system from the start with more (or much more) capacity is always cheaper in the long run than trying to modify a finished installation.

It already starts with which cables are installed or will be installed, and which are not.

I have to sign the purchase contract for the standard house soon.

Special requests will come later.

I thought that these bus wiring systems are way too expensive (I had read KNX costs around 10,000–15,000 EUR). That’s why I thought we could gradually do everything wirelessly instead.

So I should first clarify which wired smart home system can be offered?

I just found out that someone received a smart home system from Busch-Free@Home with the builder (but I don’t know if others are also possible).
