My fiancé and I are trying to secure a plot in a new residential development within a community where my fiancé grew up. We have already added our names to the community’s list of interested buyers and are now waiting for the start of the land allocation process. The community told us they are currently still in “purchase negotiations.” Can anyone explain what that means? I am also very interested in reading about other people’s experiences with buying land from a community (how did it go for you? Was it difficult to get a plot? Would you do it again?).

This suggests a site that consists of land designated for building, recently approved as such. Nowadays, in most cases, this means a zoning plan (development plan) has been prepared or is being prepared. The preparation process or the legally binding zoning plan is not confidential; it is usually discussed in public council meetings and commonly published on the municipality’s website.
Farmer.
Previous agricultural use indicates that the plots must first go through a land consolidation process before construction. Fields tend to be long to minimize tractor turning, but for houses, greater width is preferred. Also, land must be allocated for roads and adjacent green spaces. Typically, all plots are put together, about thirty percent is deducted for public spaces, the remainder is redistributed to the owners in a more compact layout. The process tries to maintain some existing plot boundaries because they serve as reference points for new surveying and prevent the new plot from being relocated entirely elsewhere.
