ᐅ Additional cost for plot with a “significant drawback”

Hi,

I’m asking on behalf of a friend who, by a lucky coincidence, was allocated a plot of land by the local municipality (application process/point system).

Here is some information:
- Total of 24 plots
- Price: 206€/m² (about 19 USD/ft²) fully serviced
- Allocation decided by the municipal council; evaluation of application forms -> point system -> order of plot selection
- North-facing slope
- Defined building envelope (house + garages including ridge direction / exception for the central section)
- Maximum budget 650,000€ (about 695,000 USD) including the land
- Approximately 150m² (1,615 ft²) of living space planned (not necessarily with a basement)

If there is still a “suitable” plot left during allocation, which one would you choose and what approximate costs would you expect…

You are basically right. However, there are people who like to prepare for all possible scenarios very early on. In that case, such an early question isn’t necessarily a bad thing, especially since you already were able to provide some help. I think it’s also partly about psychological relief. At least, that would be true for me.

It doesn’t help to cherry-pick the best plots from 30 properties in advance, because other applicants do the same. This often leads to disappointment later if you don’t have first access. However, there might still be a suitable option among the last five plots, even if it’s not a perfectly level, south-facing property on the edge of a field.

I suspect this refers, among others, to someone who strangely believes that only the rest of the world misunderstands him when he seeks reassurance here that his four children with academic degrees are already planning their villa correctly ;-)

Number 14 is not really large but relatively private and sunny on the garden side—provided the trees to the south are not too tall. Build a shaded patio at the end of the garden.

Hi,

I’m the one who asked the question using my friend’s account... ;-)
Now the decision has been made, and we have secured a plot, it’s number 22 :-) , all the others on the western edge and south were, as expected, already taken.

I will start a new thread in the plot forum to introduce ourselves and so on...
