ᐅ Stability of a Prefabricated House – Are There Important Considerations?

Hello, we bought a great prefabricated house. Now I keep wondering: how stable is a house like this? We have underfloor heating on the upper floor and have just installed a vinyl floor. Heavy furniture will be moved in soon. Should I be concerned?

Yes, that's why prefabricated houses are usually only bungalows, because the ceilings can't support much load 🙂. Ideally, the purchase documents should also include information about the building components, such as how the ceiling joists are sized and how much point load they can bear.

For safety reasons, only one person should go upstairs at a time, while the other can check from downstairs if the ceiling shows any signs of giving way 😉

I have an aquarium with 2300 liters (610 gallons) in the upper floor.
I have checked this with the construction company—everything is fine.
Our overweight cat is just not allowed upstairs anymore (8.5 kg / 19 lbs).

@Steffi23762 2300 liters (610 gallons) equal 2.3 metric tons (2.5 US short tons), and that's not even evenly distributed. You would need to install a lot of vinyl flooring, place a piano inside, and have a waterbed next to it.

Fifty years ago, we had solid carpenter-made furniture, and the washing machine stood on a vinyl floor—in a house that has now stood for 115 years. I still check it daily, and it’s doing fine. While it's built with masonry, it naturally has wooden ceilings typical for the period. Everything’s all good.

Thank you, I suspected that I might be teased a little here because of my fears. But I would never have bought a prefab house if I wasn’t convinced of prefab houses.
Still, the little devil way in the back digs up all the prejudices and makes me a bit uneasy.
