Hello everyone, we need your help, experience, recommendations, and tips. We are trying to decide which type of house to build: a prefab house or a conventional solid construction house. More importantly, we want to know which company can be trusted so that we don’t regret it later. From our research, the following companies stand out: Schwörerhaus, Have Sie Haus, Weberhaus, and Heinz von Heiden, our favorite solid construction house. We hope you can help us and especially warn us against any mistakes.

Without a plot of land, many questions cannot be answered... now you decide on a prefab house from the company H. Knoblauch, but the plot doesn’t fit the layout, nor can it be accessed by a large truck – so what now?

This clearly means that you have EUR 430,000 - EUR 40,000 for ancillary building costs = EUR 390,000 available for the land and the house; all costs must be covered within this budget.
The key question is, *where* exactly in the Cologne area do you want to build *what*? With this budget (and the required plot size), I see a detached single-family home as a challenging goal. After all, the total budget should also include costs for access roads and some landscaping.
Therefore, I see an architect or a builder specializing in solid construction at an advantage. Which one is right for you and your family can perhaps be narrowed down through information here in the forum or building diaries. However, the decision should be made in a personal meeting!
