A common misconception is assuming that "prefabricated houses" from a general contractor/developer/prefab house provider are always cheaper than a custom-designed architect’s house. The calculation must include all additional construction costs and extra services that the provider does not offer as part of their package, such as independent expert supervision that protects your interests and verifies that the promised and contractually agreed quality standards are met. Fundamentally, the plot of land must first be secured, and the building and planning regulations and restrictions must be known before considering a “house type” or preferred floor plan solutions that might later not fit the plot conditions.
So, it looks like we didn’t want to start looking for a plot before knowing exactly what we want because the choice is difficult. I’ve been researching for days whether to go for a prefabricated house or a solid-built one, and also which company can be trusted since it involves a significant amount of money.
Our budget is between 250,000 and 300,000 only for the house. We are looking for a size of at least 160 sqm (1,722 sq ft).

If you have a maximum budget of €300,000 for the actual plot development including all additional costs and all cost categories (landscaping, garage), possibly including a basement, it is hardly feasible to achieve this with 160m2 (1,722 sq ft) of net living space. Many of the additional costs depend on the plot itself (terrain shape, plot layout, development costs), and the building and planning regulations naturally also affect the design. The total costs are interconnected and cannot be clearly separated in advance into "pure construction costs," "pure additional costs," and land acquisition costs when the plot is still unknown. Usually, when interested in a plot, you consult a planner or architect, state the construction budget available, and commission, for example, a preliminary design with a cost estimate and basic design solutions for the building in the specific plot situation. This assumes that the initial discussion with the architect has determined that the project is fundamentally feasible within the stated financial framework.
