Hello everyone, we need your help, experience, recommendations, and tips. We are trying to decide which type of house to build: a prefab house or a conventional solid construction house. More importantly, we want to know which company can be trusted so that we don’t regret it later. From our research, the following companies stand out: Schwörerhaus, Have Sie Haus, Weberhaus, and Heinz von Heiden, our favorite solid construction house. We hope you can help us and especially warn us against any mistakes.
Thank you in advance.
Best regards, Ramadan

We would like to build within a 20 km (12 miles) radius from Dormagen, meaning Bergheim, Rommerskirchen, Grevenbroich, Neuss. Currently, there are no available plots in Dormagen; Bergheim and Rommerskirchen have more options. In one district of Grevenbroich, I have been waiting a long time for the announced new development area. Neuss and the surrounding region will probably be unaffordable for you, at least not in towns with acceptable infrastructure.

We listened to an offer from mein Stein Haus yesterday, around 400,000 Euros including everything you would typically need and budget for. This provider uses aerated concrete precast walls and is a subsidiary of Deutsche Fertighaus Holding.
Regardless of whether you choose this or another provider, pay close attention to the building specifications and contracts! Few non-experts are able to clearly identify the differences, so seek external advice! There are various sources for this—from lawyers and well-known associations to independent experts.

Thanks, Ebi, I really appreciate the tips.
First, I wanted to ask what the new development areas are called, and second, what exactly is a lightweight expanded clay concrete wall? Lastly, what does BB mean?
Which companies would you recommend for building?
Best regards back to you

First, I wanted to ask what the names of the new development areas are "An Mewissen" in GV-Wevelinghoven; the start has been regularly postponed for 2 years because farmland still needs to be purchased from farmers.

And secondly, what is a lightweight expanded clay concrete wall? Lightweight expanded clay aggregate is a building material. The supplier you mentioned prefabricates complete wall elements offsite and then assembles them on the construction site.

And last, what does BB mean? It stands for building specification; sorry.

Which companies would you build with? Answering that question would more than likely cause controversy. Therefore, I will refrain and ask for your understanding.

Dear adrijan, you are still at the very beginning of your search. Use the forum’s search function—there are countless posts discussing what is “better” – a prefabricated house or a solid (or masonry) house. The result: you can’t really say that in general. Everyone has to decide individually what is right for them.
We have a prefabricated house and are satisfied with it. But is it the right choice for you? You can’t say that in general. For me, the plot of land is decisive – if you have a sloped site, a concrete or masonry house might make more sense; if you have a large, flat site, a bungalow from a prefab house supplier could be more suitable.
Maybe a developer-built property is the right option for you as well – it really depends on what is available on the market.

Hello Wastl
You are right, it is really exhausting and difficult; I have been working on it for days. The only thing I have noticed is that a solid brick-and-mortar house is considered more valuable by banks.
I have a question: does anyone have experience with the company Zaunmueller Massivhaus? They are the ones that have interested me the most so far.

Hello,
you have been dealing with this for days.
Most people have been dealing with it for months, sometimes even years, and they are not finished.
We started the first conversations a year ago, but we had been gathering information for at least 18 months before that. Still, apart from the plot of land, nothing has been signed yet.
So, good things take time.
Many providers are happy to talk to you, but if you don’t have a plot of land, their interest will quickly fade, since they don’t have anything to gain at that point. And as mentioned, what you can build strongly depends on the plot of land.
