ᐅ Single-family house with or without a secondary apartment (granny flat / accessory dwelling unit)

Hello,

We are going to build a KfW55 solid house. Originally, we planned a single-family home without a basement but with a large double garage and a mono-pitched roof, simply because we like the look.

However, due to the new KfW funding, I am now considering building with a basement as a granny flat / accessory apartment to rent out later.

Since our slope is not very steep, I also have concerns that the house may no longer look the way we want.

Does anyone have experience with new builds plus a rented accessory apartment?

I think having a granny flat / accessory dwelling unit compromises the benefits of a single-family house.


Basically, I’d prefer no strangers. That’s why I want a single-family house. The only interesting aspect would be the monthly rental income.

Becoming a landlord with a single housing unit, in my opinion, is borderline between a hobby and nonsense, even though many financial advisors might like to say otherwise.

It will probably be built without a permanent resident. My fiancée is against it as well.

By the way, it’s incorrect to assume that a basement apartment will generate profit over the medium term. A basement unit costs roughly 100,000 euros (about $110,000), and you have to borrow that money, which means paying interest. Rental income is taxable, and a tenant’s car can still be quite disruptive in the driveway. Additionally, not every potential tenant will be someone you like. Basement apartments often have the drawback that, due to being unsuitable for families, tenants tend to change more frequently, leading to higher turnover, including vacancy periods and renovation costs—though you can write those off. But as @haydee already mentioned: you are compromising the concept of a SINGLE-FAMILY home.

In that case, with financial reserves for investment, I would rather buy or build garages/parking spaces and rent them out. Usually a good return, no issues with utility cost statements, tenant protection laws, rent reductions, and less risk of damage or neglect...
