ᐅ Single-family house with or without a secondary apartment (granny flat / accessory dwelling unit)

Hello,

We are going to build a KfW55 solid house. Originally, we planned a single-family home without a basement but with a large double garage and a mono-pitched roof, simply because we like the look.

However, due to the new KfW funding, I am now considering building with a basement as a granny flat / accessory apartment to rent out later.

Since our slope is not very steep, I also have concerns that the house may no longer look the way we want.

Does anyone have experience with new builds plus a rented accessory apartment?

Are you receiving more financial support than the cost of the secondary apartment? If so, go for it. Otherwise, weigh the pros and cons based on your personal lifestyle preferences.

We built two secondary apartments. Our sons currently live in them. Later, if needed, they could be converted into vacation rentals. Even later, one could be used as an accessible bedroom for us "older" people; the internal connection within the house has already been structurally planned. The other secondary apartment could then be occupied by someone who assists us.

Our house was not "sensibly" eligible for subsidies, so I cannot comment on that aspect.

More subsidies than costs? No, but the rent should cover it and pay it off quite quickly.

Yes, that is very likely. It is the decision to live alone or with others in the house.

Do you want strangers living in your house?
People you can hear? Who might hear you too loudly? Who might not pay rent regularly? Who call the landlord over every little issue?
Who have more debt?

I think having a granny flat / accessory dwelling unit ruins the advantages of a single-family house.

The only advantage would be the financial benefit from rental income.
