Hello everyone,
my wife (28) and I (34) are currently finalizing the planning for our single-family house with a separate apartment.
I have read a lot in this forum in the past to get inspiration for designing the perfect floor plan for us. I hope the information below is sufficient; otherwise, I’m happy to provide more details.
Brief explanations:
Once the first draft from the architect is available, I will of course upload it.
Development Plan / Restrictions
Plot size: 1028 sqm (11062 sq ft)
Slope: No
Floor area ratio: 0.3
Floor space index: 0.6
Building zone, building line, and boundary: 15*~28 m (49*~92 ft)
Perimeter development
Number of parking spaces: 1 per dwelling unit according to the development plan
Number of floors: 2 for the main house, 1 for the separate apartment
Roof type: hip roof or flat roof
Style:
Orientation: south, southwest
Maximum heights/limits:
Other requirements: open construction style, two stories
Homeowners’ Requirements
Style, roof type, building type: townhouse style, hip roof
Basement, number of floors: yes, possibly partial basement

Brief explanations:
- Plot size 775
- The separate apartment is required because otherwise, we would not be able to acquire the plot. The current owners of the property (an old building that needs to be demolished) will live in the separate apartment and pay us monthly rent.
- We would prefer the basement stairs to be in the storage room, but this might be too tight. Therefore, the basement stairs may be planned above the office. Exact dimensions and feasibility are currently being checked by the architect.
- There is a guest coatroom at the entrance; the family coatroom will be designed as a built-in wardrobe in the hallway to the garage.
- The storage room marked in red is correct, we had to move the stairs slightly to the right 🙂
- Not all doors are currently shown, sorry.
- Laundry chutes planned in the master and children’s bathrooms.
- Orientation was not quite right and was adjusted afterward 🙂

Now I was confused...
Your “775” touches the corner of the neighbor’s garage. Therefore, I assumed a different plot of land.
I miscounted :P It was 3.50m (11.5 ft) for me. 4 meters (13 ft) is enough.
That reminds me of @driver55, who already pointed out in another thread that you shouldn’t be stingy with measurements and details.
I want to explicitly add again that you should place the house in the site plan for yourself (if not only for us) to see how it fits and what options remain.

Large enough for standard furnishing: a bed with 220cm (87 inches) length and 2m (6.5 ft) width, a wardrobe of 3 linear meters (10 ft) with 60cm (24 inches) depth, and enough space between bed and wardrobe to walk. According to my rough estimate, about 3.50m (11.5 ft) minimum.

after the comment regarding the size of the kitchen, dining, and living areas, we took another look at it with that in mind and agree with you. We are currently considering how to make changes and will share the new idea soon.

I had the orientation in the first draft at the top left of the image.
As you drew it, it doesn’t fit. We would like to rotate it 90 degrees (garage driveway and main entrance facing the street at the top). I know we are going 2m (6.5 feet) beyond the building boundary, but in initial discussions with the city, we were told this should not be a problem since many other houses also extend beyond it. The garage is allowed to be built outside the building envelope.
As soon as I have news, I will upload it to discuss again.
