ᐅ Single-family detached house, townhouse style, approximately 180 sqm, plus a 70 sqm accessory apartment – open floor plan

Hello everyone,
my wife (28) and I (34) are currently finalizing the planning for our single-family house with a separate apartment.
I have read a lot in this forum in the past to get inspiration for designing the perfect floor plan for us. I hope the information below is sufficient; otherwise, I’m happy to provide more details.

Brief explanations:
  • Plot size 775
  • The separate apartment is required because otherwise, we would not be able to acquire the plot. The current owners of the property (an old building that needs to be demolished) will live in the separate apartment and pay us monthly rent.
  • We would prefer the basement stairs to be in the storage room, but this might be too tight. Therefore, the basement stairs may be planned above the office. Exact dimensions and feasibility are currently being checked by the architect.
  • There is a guest coatroom at the entrance; the family coatroom will be designed as a built-in wardrobe in the hallway to the garage.
  • The storage room marked in red is correct, we had to move the stairs slightly to the right 🙂
  • Not all doors are currently shown, sorry.
  • Laundry chutes planned in the master and children’s bathrooms.
  • Orientation was not quite right and was adjusted afterward 🙂

Why did the design turn out the way it is now?
Own preferences and thoughts, research of many floor plans. Separate apartment distinct from the main house.

What is the most important/basic question about the floor plan in 130 characters?
Is the room layout sensible? Any clever ideas? General feedback on potential issues. Open criticism welcome, I appreciate all hints.

Almost like this but without a door

Then you wouldn’t be looking at the stairwell, but at the stair railing. Whether that is better is another question. At least it’s an idea.

I quite like the design, and congratulations on the concept/decision. I wouldn’t describe the ensemble as a “townhouse,” which I actually see as a positive. I also appreciate that the study helps to separate the living units a bit.

The second staircase to the basement wouldn’t worry me. That part of the house is quite dark anyway, and the “wasted space” there is hardly an issue.

What you should know about this layout:
  • In terms of acoustics, it will be a “lively” house.
  • The distances from the bedrooms to the children’s rooms are long.
  • The children will need to learn quickly to use stairs and railings safely.

The question about a slope was answered with "no" in the questionnaire. So what would be the reason not to omit the basement access from the start and move the storage room and other spaces upstairs? Do the tenants want to install skylights in the flat roof of their "bungalow"?

Thanks again for the feedback.
Regarding sound, we have given it some thought and actually like it lively. If we unexpectedly run into issues, we could install a wall/glass panel/door between the staircase and the office and place a cover on the gallery.
We have also considered the basement. We could only extend the house toward the south, but then the upper floor would become too large. Enlarging just the ground floor is possible but doesn’t look right. Plus, there wouldn’t be enough space for a fitness room 🙂
Additionally, there is currently a house with a basement on the property, so we will need an excavator anyway.

Sorry, I forgot to answer regarding the skylight. It is not planned so far; we thought the natural light from the windows in the living area and hallway would be sufficient. Do you think the hallway will be too dark, and that we should consider adding a skylight?
