ᐅ Seal the bottom of the garage door before laying the screed (flooring layer).

Hello everyone,

Our garage door on the backside has now been installed. The window installer was involved, even though it’s an electrical door. He professionally sealed the sides and top. Since a screed will still be applied in the garage, there is currently a gap under the door. This needs to match the thickness of the screed. The window installer temporarily placed a few wooden blocks underneath to prevent the door from just hanging there.

Today on the construction site, I was asked how the sealing is supposed to work at the bottom before the screed is applied. I assumed that the screed would be installed first and then the sealing would be done on top of it. However, he said that it also needs to be sealed before the screed using a sealing tape or similar.

But how do I best do that when there is no floor at the bottom yet? Where and how should I apply the sealing?

Normally, a high ground-level base profile is installed underneath. This can be sealed from the outside with a self-adhesive membrane, and the screed is applied on the inside in front of it.

In my opinion, sealing from the outside is one of the most important aspects in detailed planning, especially for all floor-to-ceiling elements. Don’t cut corners on this!

Hello everyone,

Here is a photo of the garage door and the gap. I measured it as about 10cm (4 inches).

To avoid any misunderstandings:
- This is a garage
- The door is at the back
- We wanted to install the door in the screed, which I now regret because I thought it would simply be placed on the screed and that there would be no risk of a gap
- Please don’t blame me; I’m very frustrated with myself

I hope you can help me find a way to seal this gap. Or should I rather hire a window specialist for this?

Does anyone have a suggestion?

I would like to clamp down a floor edge profile, but I can hardly find any. There is hardly any information about it online. Or do they have a different name?

The second result from a Google search might be suitable. Alternatively, you can contact the door manufacturer, who should also have appropriate options available.

Yes, I found that too. However, I’m afraid it won’t be suitable.

What do you think about simply filling the gap under the door with screed? The gap is about 9.5cm (3.7 inches) and I believe the screed will be about 8cm (3.1 inches) high. If there is still a gap left, I could then run an EPDM strip/membrane/sheet through it to seal it somehow, right?

To be safe, I plan to install a drainage channel in front of the threshold to the garage door so that water can drain away there as well.

What are your thoughts?
