You often read online about cost per square meter for certain roofing jobs.

In our case, two roofs from 1930 probably need to be replaced (main house and extension), including insulation (type not yet decided). A total of four standard Velux windows are planned. The roofing material is still undecided but should be dark-colored, similar to the neighboring buildings. One roof area is 83m² (893 sq ft) and the other 144m² (1,550 sq ft), each with two Velux windows. Woodworm damage has been significant, so both roofs likely need to be completely removed and rebuilt, including the roof trusses. My rough and inexperienced estimate is around €52,000 (about $56,000) for the complete job, performed entirely by a professional company.

To calculate renovation costs, I’m looking for examples of what your roof refurbishment roughly cost.

Important details for others here would be:

- Roof shape
- Roof area
- Number of dormers or roof windows
- Type of roofing material
- Visible or hidden rafters (open roof structure)
- Type of insulation
- Amount of self-performed work
- Total costs

These details can help many others get a rough idea of price ranges when calculating their own renovation expenses.

In my case, I can estimate most trades involved in our house renovation costs, but I lack background knowledge on roofing. A roofer will visit us in the next few weeks to provide a cost estimate, which I will share here. I do not expect to receive a quote before summer…

Thanks in advance!
