I am currently looking for a house and have come across some properties that still have night storage heaters, for example.

My question is, roughly how much would it cost to convert a house completely to gas, and how or from where would such a connection be established?

An approximate cost would be enough for me to estimate what the house would cost with this conversion.

I looked at the house, but it wasn’t suitable. Now I have another property in mind. Nearly $300,000, built in 1928, 135 sqm (1453 sq ft), 590 sqm (0.15 acres) plot. The house is visually in good condition, well maintained, etc. Is this year of construction reasonable for the price? The location and everything else is good for me. What do you think?

You can only say that if you know the market in your area. I find it expensive, but I don’t know how much land costs there or what work has already been done on the house. It’s also nearly 90 years old. ^^

How can I calculate the property tax? I can’t find much help on the internet. The plot is 590 sqm (6350 sqft). How is something like that calculated?

The real estate transfer tax for NRW is 6.5%. This is calculated based on the purchase price, so 300,000 * 6.5% = 19,500. Property tax must be paid annually and is calculated according to the assessed value. You should also budget about 1.5% for notary fees.

However, only someone familiar with your local area can tell you if the house is worth it. What do other houses of similar size and location cost? What are prices for plots in new development areas? If the price per square meter is around 1,000 Euros (about 1,000 USD), it’s a bargain. :-)

Here’s my question: New build houses in Essen cost around 300,000 euros, but the plots are relatively small. Unfortunately, additional broker fees are added because the property is from the savings bank. Since there are very few new build houses in Essen, mostly terraced houses are being built without basements and with quite small plots of about 200cm (80 inches)².

I know about the property transfer tax, but I’m asking about the annual property tax—how much is it approximately?

Just my layman’s opinion:
The house generally looks well maintained. It seems to have been modernized continuously.
Given the year it was built, the construction method and the timing of any renovations would be interesting. If only new wallpaper was added over time, that’s not great. If new electrical wiring, water supply, and sewage systems were installed in the 1990s, that’s already very good.
Other important factors: roof/roof structure, dry basement, windows...
