Definitely for a certain size. In my opinion, a separate bathroom belongs to a 4-room apartment.

Here, newly built apartments always have a guest toilet, even if they are only 70cm (27.5 inches) in size. I believe future tenants simply expect this in a new apartment, as well as a basement. How profitable is it actually to build a multi-family house? Such a building costs around 500,000 euros without the land. Don’t you have to rent it out for ages to recover the construction costs? Isn’t an existing property much more profitable in that case?

When I look at the prices for not too old existing properties here and consider that the building plot is already available, I think that building your own house (through a builder) is not the worst idea. Of course, it takes ages to recoup the construction costs, but the value of the house remains. At the current interest rates, there isn’t much alternative...

Try searching online (for example, "two-family house floor plan"), Pinterest, as well as real estate listings on platforms like Immoscout and others, or prefab house brochures (look for the bungalow section because of the single-story design). Bungalows are not practical since they have a utility room and no staircase. The sensible search is simply for "floor plan apartment."

It’s nice that you’re directly coming from Schlauberg. There are more and more bungalow designs for people without children (but with a home office). At around 90 cm (35 inches), the utility room often has roughly the same size and location as a staircase. Of course, it’s not suitable for exact one-to-one copying, but it’s enough as a reference.
