We want to build a house to rent out. Nothing "fancy," just two apartments stacked on top of each other (each about 90 sqm (970 sq ft)), with two garages...
We are currently undecided about what makes more sense: a prefabricated house or a conventional brick-built house?
We have found that there is probably not much difference in price.
It should be a turnkey house. Financing is not an issue due to an inheritance, and the building plot is already available.
Can anyone offer some guidance or points to consider?
We are complete beginners when it comes to building a house, and the construction companies can say a lot.

One more silly question... a guest toilet in a 3-4 room apartment? Definitely for a certain size. In my opinion, a separate bathroom belongs to a 4-room apartment.
Regarding suggestions: just check Pinterest or Google Images, you will find suitable floor plans there.
Here, newly built apartments always have a guest toilet, even if they are only 70cm (27.5 inches) in size. I believe future tenants simply expect this in a new apartment, as well as a basement. How profitable is it actually to build a multi-family house? Such a building costs around 500,000 euros without the land. Don’t you have to rent it out for ages to recover the construction costs? Isn’t an existing property much more profitable in that case?

When I look at the prices for not too old existing properties here and consider that the building plot is already available, I think that building your own house (through a builder) is not the worst idea. Of course, it takes ages to recoup the construction costs, but the value of the house remains. At the current interest rates, there isn’t much alternative...
