we live with our children and pets in a 230m² (2,475 sq ft) house. It has 9 rooms and 3 bathrooms.
In about 5 years, when the children move out, 4-5 rooms will be unused. We are absolutely certain that we do not want tenants. So the question is whether to sell the house then or live in it alone, plan renovations, or rather invest in a smaller house? This is keeping me up at night—what would you do? Does it make a big difference in maintenance costs between 230m² (2,475 sq ft) and about 140m² (1,507 sq ft)? Don’t all rooms still need to be heated anyway?
Renovations will be due soon, but is it worth it if we are going to sell anyway?
Or should we stay living here? I’m at a loss.

Yes, selling is probably the most sensible option. Maybe I was just looking for confirmation or some argument to keep the house that I couldn’t think of – and neither could you. And look, tiredness came flying in and brought restful sleep. But seriously, it’s not that easy to give up a house, neighbors, and all the invested work and money after 20 years so simply. On the other hand, life is also an adventure and a new beginning, which can be exciting.
