we live with our children and pets in a 230m² (2,475 sq ft) house. It has 9 rooms and 3 bathrooms.
In about 5 years, when the children move out, 4-5 rooms will be unused. We are absolutely certain that we do not want tenants. So the question is whether to sell the house then or live in it alone, plan renovations, or rather invest in a smaller house? This is keeping me up at night—what would you do? Does it make a big difference in maintenance costs between 230m² (2,475 sq ft) and about 140m² (1,507 sq ft)? Don’t all rooms still need to be heated anyway?
Renovations will be due soon, but is it worth it if we are going to sell anyway?
Or should we stay living here? I’m at a loss.

I think you have to weigh the local real estate situation. Where we are, even dilapidated buildings sell for top prices, so it wouldn’t make sense to invest a lot of money in renovations.
You really need to calculate in advance what is worthwhile.
We looked at a house because of its location: built in 1900, 150 m² (1,615 sq ft) of living space, 50 m² (540 sq ft) garden, price €380,000. However, we only found out the price during the viewing... after that, it was clear to us that we would build new.
