Dear community,

Since my wife and I are both not from the South Hesse region, we would be very grateful for recommendations of reputable local construction companies/home builders/building contractors in the South Hesse area.

We have already checked out the prefabricated house suppliers and various model home parks in South Hesse, and now we want to explore the local providers.

We have a plot of land in the 64397 Modautal area.

To give you an idea: we would like around 150-160 m2 (1,615-1,722 sq ft), preferably without a basement, possibly two stories, with 2 home offices and 2 children’s bedrooms as a must. We are open to meeting the energy saving regulations or KfW 55, 40 standards, and it must be solid construction. We want to build as turnkey as possible and only want to do wallpapering and painting ourselves at most (but we prefer to avoid even that).

Internet searches show a few companies, but most have only 1-2 Google reviews, and if we are lucky, a text review as well.

If you know of reliable construction companies/home builders/building contractors, or even architects around 64397 Modautal, please let us know. If no company names are allowed here, feel free to send me a private message.

A question for the experts: You often hear about €2,000 per m2 (approx. $220 per sq ft). Is that realistic for turnkey construction? Does that include extras like electric shutters, underfloor heating, heat pump, and photovoltaic system with storage?

Best regards,
Your BauNoiLing

Underfloor heating and heat pumps are not gimmicks in my opinion, but standard technology and comfort - however, you will probably have to do without these in KfW55-standard houses, and even more so in KfW40, if you want to stay below the 2,000 barrier.

Unfortunately, I can’t offer any tips, but I have learned here in the forum that a poor website can often be an indication of a less-than-ideal company...

Oh – where exactly?
I’m familiar with the opposite and have mentioned it several times: companies with building expertise often have their website made simply by the neighbor’s kid, while less reputable companies tend to cover things up with flashy web design.

I have already read this here in the forum, but it’s good to know if it’s different.
