I have been following the forum for some time and decided to register today.
We are currently starting to plan more concretely for the construction of a single-family house on a plot we already own. For this, we have contacted several regional prefabricated house providers and developed some initial ideas and concepts. This was especially helpful regarding floor plans and room layouts. The price range varies depending on the provider, roughly 1800-2000 per sqm (turnkey, without basement and connections).
The more we delve into the topic, the more I am leaning towards a solid masonry house built in a monolithic construction method. Subjectively, I don’t have a good feeling about timber frame construction. Since we are planning to meet the KfW55 standard, it should also be possible with stone without additional insulation.
Regarding the choice of masonry, I have some initial preferences (TV7, T9), but since this is such a complex area, we prefer to rely on professional support.
We are now actively looking for a construction partner who can help us build this house. Can anyone offer a recommendation based on their own experience?
The known key details are:
- Plot in 82541 Münsing, currently not serviced
- Single-family house for 4 people with approximately 140-160 sqm (1500-1700 sq ft) living space
- 2 full floors with a pitched roof
- Basement taking advantage of the slight slope
- Minimal self-contribution, i.e., turnkey in the sense of ready to move in.
