ᐅ Prefab house / shell house (or DIY home)

Hey everyone, I’m new here.

A quick introduction... I work as a HVAC mechatronics technician at a large company where I’m also involved in new ventilation installations, etc. My fiancée is a special needs caregiver. Currently, we pay 800€ rent without utilities for a 2-room apartment. Including utilities, it’s around 1000€. We manage this comfortably and often go on vacation or afford many extras.
Now, I want to build a prefabricated house. Our total budget is 250,000€. The plot costs about 90,000€, so the house itself can cost 150,000€. We have received many offers from Allkauf Haus, Ling4you, and Massa Haus, but there are so many it’s hard to keep track.

I can do a lot myself. I will handle electrical work, plumbing, and underfloor heating. The basement will be partially finished as well. The Allkauf Haus offer for 157,000€ is currently our top choice.

We could comfortably afford a monthly payment of around 1200€ including utilities. Is that amount too low for a house or is it normal?

I will do drywall, tiles, and flooring myself.

Euromac2 is also very affordable—does anyone have experience with them?

Thank you for the responses!

We don’t have children yet, and that’s the reason we want to start now, because with children it would take too long. I have already sent many emails with requests for quotes. I want to do the following myself: drywall installation, tiling, flooring and walls, as well as plumbing fixtures. Everything else should be completed by others. The in-kind contribution will be recognized as equity by Ing-Diba (at least according to the advisor).

Since I come from a trade background, tools and labor are not an issue. I have at least 10 colleagues who are mechanical systems technicians specializing in plumbing, ventilation, and HVAC building technology. Tools are also available. I myself am also an HVAC technician and electrician. I have many willing helpers. The house could have been delivered as a shell (or “shell and core”), but I’m not really interested in such a “large” project, as it is a bit more demanding.

I might first need to know the cost of the house alone in order to plan further...

That’s exactly what many people think, and later they get a rude awakening because some helpers are available sometimes, and other times not. Then something else comes up, and suddenly no one feels like helping anymore. Since you work in the industry, try calculating how much time each trade is likely to require and how many weekends will be needed for that. Then ask yourself honestly if you would be willing to spend so much time for a (very good) friend or a colleague!

In our area, there is a couple who also built a house with Massa Haus. They did the entire interior finishing, including painting, floor installation, etc., themselves, but hired a few workers as well. It took them a whole year, working at least 2-3 hours every weekday evening and more on weekends. They were very disciplined and enjoyed it. However, without free accommodation, it would not have been possible for them. Be honest with yourselves... what will you do if you end up completely alone, suddenly having to cover both your old apartment and the new financing!

And also pay attention to my list of costs!

He mentioned 1,200 € including utilities. So, the additional house-related costs are already included. The actual loan payment will most likely be below 1,000 €. This means the loan amount will rather be between 200,000 € and 250,000 €.

He listed 800-850€ (approximately 860-910 USD) for the cold costs at the top.

Ok, thanks. On Friday, I have an appointment at Ing-Diba Bank – let's see what comes out of it.
That will also determine if we can get a plot of land for €100,000 for 450m² (4,843 sq ft).

Good location. Hopefully, everything will work out.
