Hey everyone, I’m new here.

A quick introduction... I work as a HVAC mechatronics technician at a large company where I’m also involved in new ventilation installations, etc. My fiancée is a special needs caregiver. Currently, we pay 800€ rent without utilities for a 2-room apartment. Including utilities, it’s around 1000€. We manage this comfortably and often go on vacation or afford many extras.
Now, I want to build a prefabricated house. Our total budget is 250,000€. The plot costs about 90,000€, so the house itself can cost 150,000€. We have received many offers from Allkauf Haus, Ling4you, and Massa Haus, but there are so many it’s hard to keep track.

I can do a lot myself. I will handle electrical work, plumbing, and underfloor heating. The basement will be partially finished as well. The Allkauf Haus offer for 157,000€ is currently our top choice.

We could comfortably afford a monthly payment of around 1200€ including utilities. Is that amount too low for a house or is it normal?

I will do drywall, tiles, and flooring myself.

Euromac2 is also very affordable—does anyone have experience with them?

What’s going on here? Why are more and more people being criticized for not having everything done by the general contractor? Although I find two days for three people quite ambitious for a rough-in installation, I believe it’s possible for a professional. As a trained electrician, I only need about 4–5 hours per room in our older building to complete the electrical work. This includes running cables, installing boxes, and securing everything. And I haven’t pulled wires for seven years.

Installing a composite pipe is even quicker. It’s much easier in new construction since everything is open.

That’s not possible, because the materials are not free. Basically zero -> so no submission to BG-Bau / no payment to the statutory accident insurance? No consideration from you to the people who help you?

Regarding the electrical work, I can only say that in our new build, 2 people worked for 5 days. But as I already emphasized, that’s the difference between
holding back on everything and limiting yourself to what is feasible
and still having more than just the minimum equipment.

@Nelly: And what exactly did you do during the 4-5 hours per room?
By the way, if I quickly count my rooms in the house, there are 16 (I’m including the utility room, since there are switches, sockets, lamps, etc. there as well), multiplied by 4 hours is 64 hours. Divided by 3 people, that’s 21.3 hours each. So really very ambitious for two days.

The time was allocated for a bedroom with a separate walk-in closet. This means 2 light switches, 16 power outlets, satellite connection, and 2 network cables.
So, in my view, no "budget" electrical installation was used there.
You also have to keep in mind that with a company, you pay for many administrative aspects as well, such as preparing the offer, sales...

But did that time also include pulling cables to the utility room (in my case, in the basement), creating wall and ceiling openings, and connection to the fuse box, or was it rather "just" work inside the room?
For a company working on a new build, for example, you also pay a security deposit (warranty) and possibly insurance coverage in case of faults. Of course.

The cables have been routed to the sub-distribution board. Well, this concerns the rough-in installation. There is no electrical panel installed yet. So, I haven’t taken that into account.
