Hey everyone, I’m new here.

A quick introduction... I work as a HVAC mechatronics technician at a large company where I’m also involved in new ventilation installations, etc. My fiancée is a special needs caregiver. Currently, we pay 800€ rent without utilities for a 2-room apartment. Including utilities, it’s around 1000€. We manage this comfortably and often go on vacation or afford many extras.
Now, I want to build a prefabricated house. Our total budget is 250,000€. The plot costs about 90,000€, so the house itself can cost 150,000€. We have received many offers from Allkauf Haus, Ling4you, and Massa Haus, but there are so many it’s hard to keep track.

I can do a lot myself. I will handle electrical work, plumbing, and underfloor heating. The basement will be partially finished as well. The Allkauf Haus offer for 157,000€ is currently our top choice.

We could comfortably afford a monthly payment of around 1200€ including utilities. Is that amount too low for a house or is it normal?

I will do drywall, tiles, and flooring myself.

Euromac2 is also very affordable—does anyone have experience with them?

How many users still need to tell you that a house cannot be built with this budget, and all advice is being ignored? How naive can someone be?

For €250,000 (which is about 500,000 DM!!!!!), you can easily build a house, and a pool should also be possible. The people here are all seriously exaggerating. They have secretly agreed among themselves and are just very jealous of your opportunities because they can't afford a house themselves.

Why should I confirm everything to every user without being allowed to join the conversation? That’s what a discussion is. I assume what I didn’t know yet and ignore where I might already have current information—people usually do that here in the forum, unless they are related, right? Well, maybe that thought is naive...

1. How naive one can be, I don’t know. Maybe you know much more or are even familiar with this?

2. How do you actually know what budget I have? I remember saying earlier that I can’t manage with €150,000 (about $163,000) for the house alone. So which budget do you mean? I remember saying it was just a preliminary calculation from me. Well...

3. Besides, I am 100% sure that you CAN build a house for €150,000 (about $163,000), even much less )))). But please don’t have two left hands in my example.

You probably mean including additional building costs? Ah, that’s exactly the point! Because that’s why I’m here, to get INFORMATION... xOx.... Oh dear.

But all good, Mr. "Musketier," one thing I won’t ignore: your enthusiasm when users ask questions here seems slightly annoyed?

Yes, I’m currently frustrated.
In every second thread, a rough price estimate is thrown around.

30,000–40,000 € (about 32,000–43,000 USD) for additional construction costs
50,000 € (about 53,000 USD) for a usable basement
10,000 € (about 11,000 USD) for painting work
10,000 € (about 11,000 USD) for essential landscaping
10,000 € (about 11,000 USD) for a carport or prefabricated garage
1,500–1,600 €/m² (140–150 USD/ft²) for an energy-efficient house built to standard specifications under the energy saving ordinance
10,000–20,000 € (about 11,000–21,000 USD) for premium selections and upgrades

Then Mr. gueray comes along, hasn’t bothered to briefly read through the forum, and presents his budget of 250,000 € (about 266,000 USD), with 100,000 € (about 106,000 USD) of that going toward purchasing the plot. And after four pages, Mr. gueray is still convinced that if everything goes well, he will have a plot by Friday and can build a house for less than 150,000 € (about 160,000 USD).

Honestly, yes, that drives me up the wall. There are people here who spend their time helping future homeowners by sharing their own experiences. Yet Mr. gueray still believes an energy-efficient KfW 55 house can be built for under 150,000 € (about 160,000 USD), the basement for 20,000 € (about 21,000 USD), and the heating... sure, we can just quickly change that afterward. Excavation? That has to be included in the price as well, since everything else is included too. And seven days of research on the topic should be more than enough to buy a plot. Well then, “Welcome.”

You mean there is a development plan. The city doesn’t really care if it can be built properly (in terms of load-bearing capacity and necessary foundation work).

You set the budget yourself at 850€ cold rent, or rather

And with that, you won’t get very far (or Mr. Zwegat will come by).

Hopefully, you haven’t signed with Allkauf Haus yet. So take all the tips and advice here (for example, on earthworks / utility connections) and see if you can challenge your seller.

And if you want something reasonable, Musketier’s list is really a very good guideline!
