ᐅ Prefabricated House Expert – A Worthwhile Investment or a Waste of Money?

Hello everyone,

Is it worth hiring a prefab house expert?

We are still at the very beginning of our home building plans. If we’re lucky and secure a plot in our town, we want to build a single-family house (about 140–160 square meters (1506–1722 square feet) of living space, with a basement) on it if possible.

We have already decided that we want to build a prefab house.

Last weekend, we had two consultation appointments at the Poing building center. A certain Tobias Beuler, who presents himself as an expert on prefab houses and writes many different contributions on the subject, offers his services for contract negotiation, construction supervision, supplier selection, etc. (for a fee, of course).

Has anyone had experience with this gentleman, positive or negative? Does it make sense for a layperson to have such an expert at their side, or is it unnecessary wasted money, considering that over time you can acquire the expert knowledge yourself?

The prefab house experts have been with me for what feels like ages. I believe I was the xxth member in the Facebook group "Bauherrenforum," have listened to nearly every podcast episode, and have had multiple contacts with Flo and Tobi. In mid-January, I took part in the free initial consultation and openly shared my thoughts and concerns, as described here in #91.

Flo seemed a bit brief given it was Friday afternoon but was very open.

Since we have already had good discussions with two local general contractors and see the advantage of having the basement and house trades handled by one source, we will be building with traditional solid construction.

If it had been timber frame construction, I would have almost certainly brought the prefab house experts on board.

Regarding the architect: Amelie, as mentioned by the previous poster, has recently joined. The shop was expanded to include an architect service.

As helpful as I find the specialization of these experts, readers should keep in mind that their information offerings include a lot that is useful to any homeowner, regardless of the construction method. Only the paid services (such as reviewing construction specifications) are specifically focused on "prefabricated" houses. However, topics like knee walls or heat pumps apply just the same to "brick-and-mortar" construction.
