Hello everyone,

Is it worth hiring a prefab house expert?

We are still at the very beginning of our home building plans. If we’re lucky and secure a plot in our town, we want to build a single-family house (about 140–160 square meters (1506–1722 square feet) of living space, with a basement) on it if possible.

We have already decided that we want to build a prefab house.

Last weekend, we had two consultation appointments at the Poing building center. A certain Tobias Beuler, who presents himself as an expert on prefab houses and writes many different contributions on the subject, offers his services for contract negotiation, construction supervision, supplier selection, etc. (for a fee, of course).

Has anyone had experience with this gentleman, positive or negative? Does it make sense for a layperson to have such an expert at their side, or is it unnecessary wasted money, considering that over time you can acquire the expert knowledge yourself?

the "prefabricated house expert" is, as KingSong correctly pointed out, not a true independent expert but a salesperson. He sells his services and at the same time receives commissions from the companies he recommends (prefabricated house manufacturers and basement construction companies). Those looking for serious and independent advice, offer and contract reviews, as well as professional construction supervision, should turn to homeowners’ protection associations (such as Bauherren-Schutzbund or Verband privater Bauherren) or consumer protection agencies. Especially these specialized protection associations offer their services for a small fee and guarantee independence.

That a home provider rewards this is not necessarily corrupting – this can be handled transparently (and also communicated clearly to the interested party). I have rarely seen so much "value added" and so little "funnel" on such a website – respect. Consumer protection agencies, from my point of view, are more suitable for the audience that feels well advised by a broad but shallow expertise like ZDF's “WISO” – not me.

So far, I have booked one service (review of the construction specifications and contract) and I am very satisfied. Furthermore, I believe that, with his good connections in the industry, he could potentially act as a kind of mediator or similar, if there should ever be a minor conflict or if someone wanted to seek his advice and possibly support (of course for a fee). His fee is reasonable to me. You can still hire an additional “court-certified” expert if needed.

Thank you for your response. Since our construction project has been ongoing and repeatedly postponed for several years, I have been following the prefabricated house experts for some time and have generally found their input very reasonable and helpful. The service you have booked is something I would like to “wish for my birthday.” We have appointments scheduled in the coming weeks with five turnkey providers (3x solid construction, 2x timber frame).

I am mainly wondering about two things:
1. Can they evaluate solid construction just as well as timber frame construction?
2. How open-ended is their assessment, considering I get the impression they specialize in timber frame construction?
