Hello,

Since we unfortunately have to abandon our original plan of building a timber-framed house with a company that handles everything from drawings to permit applications, we are now wondering about other ways to build a house.

Here in our area, almost no one builds turnkey. Most people have an architect create the plans and then contract individual trades separately.

This is how even the simplest single-family homes are built. Do these homeowners always sign a full architect agreement, or are there also partial services available?

If you have a floor plan drawn by an architect and then hand over the construction to a company that builds turnkey, what kind of fees should you expect to pay an architect?

Is an architect even necessary, or are there alternatives?

Right now, we are unsure how to approach the whole process. Until now, we have only looked into companies that offer the complete package and provide a fixed price for everything.

Is it possible to agree on a cost ceiling with an architect?

We would appreciate any information you can provide.

Carpenters, for example, can also be authorized to submit plans. The less planning experience you have, the more it makes sense to hire an independent architect, since the general contractor’s drafter responsible for the application documents is usually not skilled at advising the client against inexperienced decisions, as long as they are generally acceptable for approval. Their role is mainly to get the building permit process completed quickly so the construction company can start earning.

The HOAI (Official Scale of Fees for Services by Architects and Engineers) divides the architect’s services into phases that can also be contracted separately. It specifies fee guidelines that can often be negotiated lower in practice. I would always assign an architect both the detailed planning and construction supervision after the initial design.

I would also always have the architect handle the tendering process. Sensibly, you should not exclude the possibility that a bidder might offer to complete the entire project as a general contractor, providing all trades and mainly using their own personnel.
