Good evening dear community,
we are currently interested in a plot of land that is about 1000 m² (10,764 sq ft) in size and should cost around 34,000 (including notary and property transfer tax).
Based on our research so far, development costs amount to approximately 25,000–30,000.
The land will be purchased using equity.
The plot has a slight slope (photos attached), so we are considering a partial basement and placing a prefabricated timber-frame house on top.
By having a partial basement, we want to move the technical room into the basement and thus gain living space, saving money on the cost per living square meter.
Our budget for site development, basement, and prefabricated house should not exceed 400,000.
What are your thoughts on this plan?
Is this feasible with the budget mentioned?

If we decide to go with a basement/lower ground floor and ground floor, we would have to completely redesign everything and possibly switch to solid construction, since from my research a basement plus prefabricated bungalow would be more expensive. Do you mean that a hybrid construction with a basement in concrete and a ground floor in wood would be more expensive than building both floors in concrete?
By the way, I don’t see a partial basement here because the utility connections will probably come from under the road—that is, the uphill side—toward the house. A partial basement would only make sense on the downhill side, but then the house connections would be built over (unless they are located on the side). So I assume the most economical option will probably be a full basement (with the downhill side as a living space basement). And if it’s a hybrid construction, then the ground floor builder should act as the general contractor for the entire house.

That will be the easiest way.
The utility connections will definitely come from the road located above.
The sewer invert level there is approximately 416 meters (1,365 feet).

But not necessarily using a uniform construction method. I have just questioned the idea that mixed construction methods are generally more expensive, as I believe it depends on the individual case.
