Our house construction is slowly becoming serious, and we have decided to work with an architect. The architect recommended to us makes a great impression, and we would like to plan the house with them for design phases 1 to 4.
Now we are wondering if the architect’s fee model is reasonable.
The architect charges based on the gross volume. For design phases 1 to 4, the cost is €10 per m³ (cubic meter) of the house. (The garage is excluded for now and costs less.)
For a house with two full floors (gable roof with a 25° pitch), initial calculations show a gross volume of about 720 m³ (25,430 cubic feet). That would correspond to a fee of approximately €7,200.

What do you think? I would appreciate some feedback. Thanks! Is the volume calculation yours? Did you use the exterior dimensions and include the ceilings as well as the roof? Because everything is included in the gross building volume, meaning not only the air space.

Yes, I calculated the volume myself. I used the exterior dimensions of the building. Of course, these are only estimates – I can’t say exactly what the final dimensions of the house will be yet. The tip regarding the correct volume calculation was very helpful, thank you. I assumed a floor height of 2.80 m (9.2 ft) for each storey, which should include the intermediate ceilings. The roof was taken into account as well. A double garage would add approximately 700-900€ depending on its size.
I will also check how the delivered documentation looks.
But the structural engineering design is not part of the services an architect provides in phases 1-4, right?
Structural engineering = structural engineer?
The structural engineer would definitely be an additional cost and not included in this price.
