Hello everyone!
Our house construction is slowly becoming serious, and we have decided to work with an architect. The architect recommended to us makes a great impression, and we would like to plan the house with them for design phases 1 to 4.
Now we are wondering if the architect’s fee model is reasonable.
The architect charges based on the gross volume. For design phases 1 to 4, the cost is €10 per m³ (cubic meter) of the house. (The garage is excluded for now and costs less.)
For a house with two full floors (gable roof with a 25° pitch), initial calculations show a gross volume of about 720 m³ (25,430 cubic feet). That would correspond to a fee of approximately €7,200.
What do you think? I would appreciate some feedback. Thanks!

Structural engineering = structural engineer?
The structural engineer would definitely be an additional cost and not included in the price. Exactly, that is often easily overlooked.

So, I paid a flat rate of 2900k net for work phases 1 to 4.It also depends on your expectations. Whether you want a personally approved floor plan drawn or a custom-designed house.
