For my building project (Toscanan house), I have now received a new floor plan (version) and I find it quite good, except for two exceptions:
1.) On the ground floor – the kitchen should be separated from the dining and living area by a glass sliding door to keep the cooking smells contained.
I will miss having a small utility room on the ground floor, but it probably won’t be possible to include one.
On the first floor, I mentioned that the large bathroom should be extended toward the kitchen. The dressing room of 11.76 sq meters (126.6 sq ft) should be converted into a bathroom, and the storage room should be split into about 6 sq meters (64.6 sq ft) for storage and 10 sq meters (107.6 sq ft) for the dressing room.
What do you think about this?

buddy201416 Sep 2014 09:43Yes, that's correct regarding the hallway area. This is a drawing from a developer that has already been revised four times.
I will have to bother the developer again, since it is still undecided who I will build with, and because the developer might be putting in work unnecessarily, I always feel a bit guilty about it.

How should the ownership be divided?
If you are the only one building a house with a separate apartment, you naturally have full authority over the planning. Otherwise, your nephew should also be allowed to participate as a co-owner.
Upstairs, I would shorten the end of the hallway and add the square meters to the kitchen and bedroom.
Two bathrooms should be sufficient for both living units.
One hallway on the ground floor is definitely too much. Create a shared entrance (this is the compromise), one hallway that leads to the stairs and the entrance to the ground-floor apartment.

The house belongs to me alone, but of course I want to rent a nice apartment to my nephew.
However, I discuss all the details with him so that he might be able to buy the house later on.

Right now, my husband and I live in a smaller town, but I would like to move to Hamburg. Since our children don’t live in Germany, I would like to have a family member live in the house later on when we are older.
