Hello everyone,
my partner and I have found a plot of land over 1,700 sqm (18,300 sq ft) with an old bungalow and outbuildings that we like. The price is also reasonable for the size. During the inspection, we discovered that there is a bunker from before World War II located roughly in the middle of the plot, underneath one of the outbuildings. Our plan is to fully renovate or demolish and rebuild the bungalow at a later stage in order to rent it out. The bungalow is located at the front of the property, next to the street. Behind it, presumably above the bunker (there are no building plans, and no one knows exactly where it begins and ends), we would like to build a new single-family house to enjoy the beautiful, unobstructed view of the trees at the back of the property and to have privacy. I haven’t found any information online about whether it is possible to build a new house over an old bunker. Does anyone here have experience with this and can offer advice or answer my question?

Even a 1,700sqm (18,300 sq ft) plot can have a small building envelope. If I understand correctly, you see the bungalow more as a backup and primarily want to use a sort of "flagpole" building site in the “backland” for your own residence, meaning a secondary row. In that case, it’s advisable to at least check the zoning plan or the cadastral map regarding the actual building limits in §34 areas (areas without a formal development plan). Also, large plots can partly lie in protected or green belt areas outside the main settlement boundaries, so get well informed.

I only know one above-ground bunker "in my circle," and I can say that having a bunker on your property is quite a significant historical encumbrance. The freedom to just leave it unused can be much more limited than one might imagine. These structures are recorded somewhere. At the very least, find out if it lies entirely under your property. The entrances can be very well hidden; there is usually at least one ventilation shaft (maybe even in the bungalow’s basement, hidden behind a false wine rack like in an Edgar Wallace movie, haha). Also, the risk of unwanted attention from urban explorers and the “lost places” community should not be underestimated. Ask local older residents, retired mayors, or similar people in the village.

In summary, I see this kind of so-called bonus property less as an exciting Miss Marple thriller and more as a blank check for unexpected trouble.
