Today I had my first discussions with the architect and originally wanted to build a fully basements house! However, when she mentioned that the basement (watertight concrete; 8.25 * 10 meters (27.1 * 32.8 feet) exterior dimensions of the house) would cost around €70,000, I almost felt sick! In comparison, she said the slab-on-grade would only cost €10,000... Now I asked her about a basement under a double garage (mine will be 6.5 * 9 meters (21.3 * 29.5 feet)) and she said that would be "only" a €20,000 additional cost.
Since the rest of the house will be relatively large, I could imagine foregoing the house basement and only having a basement under the garage to have enough storage space.
I am curious about the implementation! Have you ever seen something like this, any photos, or personal experience with this option?

She must have miscalculated or your plot requires an enormous amount of soil replacement. Otherwise, I tend to think that the basement – properly sealed according to the relevant DIN standard – will cost around €50,000.
Masonry? Sealed according to DIN xyz? Too low; far too low.
Check out the well-known manufacturers of prefabricated garages; they also offer garages with basements.

I’ve been thinking about this non-stop: I want and can’t give up having a basement, although my partner is starting to get tired of it, so she finally “approved” the basement! Of course, this means an underground garage is no longer an option…
With a house size of 8.25 by 10 meters (27.1 by 32.8 feet) and a mandatory waterproof concrete shell (“white tank”), I’m curious about the initial cost of the basement—meaning the structural shell only, just finished enough to install heating and technical systems, but no further finishing work. I know that for the first few years, the basement will be used only for storage, so I could imagine postponing interior plastering, floor coverings, and painting for a few years until the financial pressure eases.
I realize this is probably not the ideal approach, but I wouldn’t be happy if, three years from now, I suddenly realize that I gave up living or usable space permanently just to save money!

Sebastian797 Oct 2015 08:04Do you really need a waterproof concrete tank? Keep in mind that floor coverings (which are usually not very expensive for basements), painting, and plastering work will not save you tens of thousands of euros. Most importantly: do you really want to have dirt in the house afterwards? Don’t assume it will be that easy to have that much money available again after 3 years...
If this doesn’t work out now, you’ll either have to make changes to the house or really give up on having a basement!
