Hi,
we are about to purchase a plot and are considering how to position the house on it. There is a horse chestnut tree near the street, which causes the building line to bend (see attachment). An initial floor plan draft shows a rectangular house (11m x 9m) with a gable roof, starting 6 meters (usual 3 meters (10 feet) from the street plus 3 meters (10 feet) due to the 9.5m (31 feet) radius of the horse chestnut) from the street toward the garden. Now I am thinking of incorporating the 8m x 3m (26 feet x 10 feet) front yard into the floor plan to gain more garden space. For example, this could be done with an 8m x 7m (26 feet x 23 feet) house with a gable roof plus a 4m x 4m (13 feet x 13 feet) flat roof extension.
What do you think?

You can only benefit if the design is adapted to the local conditions (building envelope, plot size and shape, trees, light, shadow, etc.).

Do you have a freely designing architect, or are you working with a general contractor / main contractor?

I would definitely include the chestnut tree (the very best part 😀) in your architectural concept... a front yard with a (loose) swing on the tree, a path that splits and runs around the tree, a wood (partial) facade, maybe even a house with a quarter-circle shape facing the chestnut tree and a kitchen with a view of it.

@Bieber0815: Since we want a house specifically designed for the plot, we will work with an independent architect. I have already shortlisted a few who designed houses for relatives/friends.
@BeHaElJa: I like the attitude of looking at the positive side of the construction. I will keep that in mind.

I took a closer look at the zoning plan, and if I haven’t miscalculated, it would be possible to fit a 10x10 meter (33x33 feet) house exactly into the available space. The 3-meter (10 feet) setback from the neighboring property would be maintained, and the house would be right at the building line, 3 meters (10 feet) from the street. I don’t see any issue having the house close to the street since only about 10 cars pass by per day, the children’s room is planned to face the garden, and modern triple-glazed windows will be installed. I also prefer having a small front yard. As for the house itself, I’m currently considering a 10x10 meter (33x33 feet) design with a gable roof, as a modern version of the settlement houses from the 1920s. Schöner Wohnen designed a similar model called "Mono." I would consider planning something along those lines, but with the living room on the ground floor and larger windows.

Could you sketch that out? Your plot should be number 426, right? I don’t see it as 10x10m (33x33 feet) with 3m (10 feet) set back from the street.
