Hello everyone, today around midday my wife’s grandmother called and said we could go see a house tomorrow. An acquaintance is moving into a care home and is selling her house. Apparently, there are already a few interested parties, but the lady knew that we are also looking and wants to give us priority.
At the moment, we don’t have any photos or information about the construction year, asking price, or anything similar. I’m currently reading up on what to pay particular attention to during a house viewing. I won’t be able to get a professional inspector on short notice. I think we will definitely bring someone along later if we like the house. Long story short, what should I absolutely find out and what should I watch for? This is our very first house viewing.
Basic details: village (2,000 inhabitants) in the Lake Constance region – so, as you might expect, a very limited supply everywhere.

The house is from the late ’70s or early ’80s, right?
- So, a true smart home without wireless means rewiring all the electrical systems. Electric shutters, however, are not a smart home feature by themselves yet.
- There are underfloor heating systems designed for renovations on top of the screed. This typically reduces the ceiling height by about 6–9cm (2.4–3.5 inches). But the ceiling height in the pictures doesn’t seem particularly high.
- With LEDs, there are also very flat spotlights that can be mounted on the ceiling. This can be an affordable alternative to lowering the ceiling, especially where ceiling height is an issue as mentioned above.
- It’s actually a pity that the bathrooms are already renovated, because if you’re adding underfloor heating, you’d want it in the bathrooms too!

Underfloor heating in the bathroom would have been better, you are absolutely right. On the other hand, it’s at least one less item on the list.
Regarding the ceiling height, you have to consider what makes sense once things get more serious, or whether it becomes too “tight” if you want both recessed lights and underfloor heating.
I will let you know as soon as we have information about the price, etc.

I believe that with some skill, plenty of time, and perhaps a renovation budget of 50,000 to 150,000 euros, you could make something impressive out of it. That would also include a new kitchen. However, all of this would be DIY work, so just for materials.

I just bought 3 buckets of paint for some woodwork and already spent 500 euros! Also, you can’t really do 100% yourself. In my view, for this house, the necessary work (mostly excluding labor costs) would be:- Painting and partial plastering 10,000 euros
- Altering/demolishing/extending masonry 5,000 euros
- Flooring 5,000 euros
- Front door/interior doors 5,000 euros
- Electrical work 10,000 euros
- Renovating the kitchen 20,000 euros
- Upgrading bathrooms 10,000 euros
- Exterior landscaping 10,000 euros
- Blinds/additional windows 5,000 euros
- Small materials and tools for all tasks 5,000 euros
Total basic renovation cost: 85,000 euros
These are the basic items. If planning a full refurbishment including new floors and different windows, costs will increase significantly!
