Hello,

we have now received a quote from our general contractor for a mechanical ventilation system with heat recovery: it is the Vaillant recoVair 260, which the contractor installs as standard.
Only the ground floor is quoted at €9,500, ground floor plus upper floor at €12,500 (€12,500).

Of course, we would choose the ground floor plus upper floor option.
Is €12,500 (€12,500) a reasonable price for the unit?
Our living area is about 155 m² (1,668 sq ft).

By now, you should understand that general contractors (GCs) have their own pricing for upgrades. You’ve been involved for several months... haven’t you also read through other threads?

GCs offer you a longer warranty on the house than a tradesperson does (2 years). These are mixed calculations.

And if they charge 20,000, what exactly do you want to complain about?

The catalog price of a house or the base price calculated for it is a price without any upgrades.

What a more expensive prefab house like Schwörerhaus or Weberhaus already includes, you have to pay extra for with a cheaper GC.

And yes, to anticipate your question: a chimney for the fireplace can also cost 5,000–6,000.

I hope the prices don’t surprise you, because now that you’ve signed, your general contractor can basically charge almost anything.

There was a construction meeting where some additional requests were made (for example, the bathroom is larger than in the standard house, so more tiles are needed, but everything is within reason). And within this context, the offer for the controlled ventilation system was also presented.
The company even offers a package including underfloor heating + recoVAIR 360 + E55 insulation + domestic hot water heat pump for €25,000, but I’m paying €21,000 just for the underfloor heating + recoVAIR.
I might ask again about a lower price or consider going for this complete package if the offer remains the same...

I understand that too. It’s true—if you don’t have any expectations, you can also build cheaply. But demanding unrealistic prices right away seems bold to me as well.

Fortunately, we already have the chimney. I think it was about 5,000 with everything included.

No one is saying it’s not bold. Of course, it’s profit-oriented to some extent. However, he builds the standard scope of work for your home much more affordably than using separate trades. But if you want something like this (more features), you need to choose a different general contractor from the start.
