I generally advise against townhouse (semi-detached house) projects on small developments initiated by property developers (or those aspiring to become developers): such projects can only succeed under exceptional lucky circumstances. Essentially, there are only two types of townhouse projects (and almost nothing in between):
Model A
is suitable for implementing residential ownership projects for young families. For an economical execution and handling, a development site is needed that can be laid out like a baking tray, with each construction phase and location having at least ten to twelve identical pairs of townhouses (that is, 20 to 24 units). An odd number of units is also possible by integrating blocks of three terraced houses (a townhouse, by concept, is just two end-terrace houses joined without a middle house). However, mid-terraced houses face significantly weaker demand, and even terraced houses are less sought-after than townhouse halves without a third neighbor in between. These projects perform well on the market and turn over quickly, often starting with a waiting list (from interested parties who missed out on neighboring projects). A very helpful, although by no means trivial, aspect is that the houses in these neighboring projects closely resemble each other – this leads to high interchangeability of interested buyers.
Model B
is the option for “self-help communities” and simultaneously an attractive alternative for buyers who want more room for customization than the cloned “cookie-cutter” type houses allow. Individual units can differ more significantly (and must, since the building lots can be unevenly divided). Instead of the C- or “odd man out” edge positions on larger developments, here we deal with significantly smaller overall parcels. These are regularly existing infill plots or plots created only after demolishing a detached single-family house. The typical number of possible house units is between 2 and 7, which is well below the “efficient scale” for serial construction projects, even if the units are similar. Often, the first interested party is the “finder” of the entire plot, but lacks the financial capacity to also be the “founder” of the project; they then need to find a partner family as a sort of “second player” to form a “self-help group” together. This usually applies to plots that are existing gaps in the urban fabric or that contain a single-family or semi-detached house ready for demolition.
Plots suitable for creating three or more building lots typically do not enter the search window of individual building families. They are usually offered by real estate agents to savings banks, cooperative banks, construction companies, or ambitious small-scale developers. From my perspective, the plots related to the Time-Planning projects also belong to this category (which, for the reasons mentioned above, are uneconomical for professional developers and where it is nearly hopeless to replace a dropped-out interested party with the next in line from the waiting list).
Therefore, those interested in townhouse units should avoid developers who want to pursue either Model A or B and give up any hope of finding a third way – it is more likely to win the lottery than to find an alternative approach!
