ᐅ How can I finish the attic space without creating an additional full floor?

Hello everyone,

we (2 adults with 2 children) have inherited a house. Now we face the problem that 74 m2 (800 sq ft) of living space is really not enough for the four of us. 🙁 So we wanted to convert the attic by either raising the roof structure or removing the old roof, extending part of the walls, and building a new roof with a steeper pitch to create usable space. The local authorities told us that structural changes are possible, but under the following conditions:

- No additional storey may be created
- The roof pitch may be up to 35 degrees
- Dormers are not allowed

Current situation: The roof structure rests directly on the ceiling of the floor below, so there is no existing knee wall. With the shallow roof pitch of 22 degrees, I measure a clear height of 205 cm (81 inches) at the ridge... obviously completely unsuitable for conversion, and without building a knee wall, even a new roof with a 35-degree pitch would not create any really usable space.

Question: How can one gain reasonable additional space without technically creating an extra storey? 😕 😕 Can anyone help me with this? I will of course be consulting an architect in the coming weeks, but I would like to get an idea beforehand whether anything at all can be done with the attic or if I can save myself the planning effort...
