I have just reserved a plot of land and now need to submit a detailed plan by early June outlining what kind of house will be built on it, in order to obtain approval from the local authorities.
This doesn’t necessarily have to be architect’s blueprints yet. A detailed brochure for a prefabricated house, for example, would also be sufficient.
However, the floor area, exterior shape, and height dimensions must be included.
What would be the best way to proceed now?
I do not intend to buy a prefab house or a house from a local developer, but want to design the house myself with an architect. This will probably be tight, especially since the architect I want to work with lives abroad (and I won’t be able to take any time off in the remaining three weeks, plus I am getting married soon. Time is tight, so to speak).
Construction is planned to start in about a year, so I thought I might have more time in that regard.
Do you think it would make sense to first look for prefab houses, choose one that I could accept externally, submit that brochure, and then work with the architect to revise the house in due course (of course ensuring that the dimensions I submit to the authorities now are kept)?
Or is there another practical option I’m not thinking of right now?
I also have another general question:
Before I sit down with the architect, what should I already know?
Of course, I know what rooms I want, how many, and I have a rough idea of how the house should look.
But do I need to already decide on things like the type of heating system, whether I want a fireplace, or what kind of flooring it should have, or will all that come later during the process?
I find it really difficult to create a plan outlining what I need to take care of and when.
Do you perhaps have any literature recommendations with checklists that I could follow?

Are you sure that this "scribble drawing" replaces the building permit / planning permission, or is it more likely that you need to apply for the official permit through a simplified approval process before starting construction? Phew, I need to ask again to be sure.
The city official said something about the next approval committee meeting being in mid-July, and that we could just make it if we submit the rough plans at the beginning of June.
I simply assumed that this would then be the building permit / planning permission, but probably not 😉
The good thing is that my brother-in-law, who is a general contractor and has done this before, will be building a house in the same area and at the same time (with the same architect and the same construction crew).
At least we can tag along with him a bit and benefit from his experience.
That also answers the question of why only in a year. He’s not starting construction until then, and we’ll be following his schedule.
Honestly, I don’t see myself as the type of client who puts all her heart and soul into a house project 😉
To me, a house isn’t a lifelong passion project. If it were up to me, I’d just have a prefab house placed there and that would be it. I’m really just looking forward to the garden and no longer living in the big city among high-rises.
Honestly, the planning with the architect also makes me a bit uneasy.
Mostly because I don’t speak his language and have to fully rely on the interpreting skills of my in-laws.
On the other hand, I’m taking the whole thing fairly casually.
Honestly, I don’t care how the house looks from the outside. I just know roughly how many rooms and how many square meters (square feet) I want. That’s it so far.
So you’re right when you say I don’t really know where this is going. And I admit that just going with the flow isn’t enough for a project like this 😉
But since I really have very low expectations for the house, I think I’ll be thrilled with whatever the architect proposes and will most likely accept one of the first suggestions.
